Gas safety certificates are mandatory by law and only valid for 12 months. They are also required when having a gas cooker installed and they go hand in hand with the gas boiler service as well.

gas safe.jpgGas safety certificates are required by law, under the Gas Safety (installation and Use) Regulations 1998 for all rented properties. Under these regulations, every gas certificate is valid for 12 months only.

It is landlord's responsibility to get a Landlord Gas Safety Certificate completed every 12 months. However, for your peace of mind (because it is impossible to know if a tenant has interfered with the gas installation) it is recommended that you also have one carried out in-between change of tenancies. This way you ensure a safe environment for your new tenants, while at the same time, giving you peace of mind that you reduced the risk of accidents due to the gas installation to an absolute minimum.

• All gas appliances with be checked for gas tightness
• If test points are available, standing and working pressure will be tested
• Your burner pressure and gas rate checked to the manufactures data plate
• Ventilation checked for all provisions necessary
• Your flue flow checked and tested to make sure products of combustion are removed
• All flame failure devices checked for satisfactory operation
• Checks will be carried out for the physical stability, presence and effectiveness of stability brackets
• Investigation for any evidence of unsafe operation and such instances reported back.

When doing the gas inspection and certification you should always receive a copy of the gas certificate, which you will need to keep for a minimum of 2 years from the date of inspection.

You or your property manager will also be required to provide your tenant with a copy of the gas safety certificate within 28 days of inspection.

If you have a change of tenants within the property you are also required to give them a copy of the certificate on moving in to the property as proof of a certificate being issued.
